What is Central Park West?

Central Park West is a new, urban masterplanned community being developed by Lennar - Orange Coast Land Division. By combining the best that city living has to offer with the serenity of lush landscaping and tranquil parks, Central Park West is a first of its kind in Irvine.

As the premiere and largest mixed-use, pedestrian-focused, urban masterplanned village to debut in the Irvine Business District, CPW is a place for those in-the-know and on-the-go and is "central to everything". Who will be building the homes within CPW?

Lennar, a leader in the real estate business for more than 50 years, will be constructing the 7 townhome and mid-rise neighborhoods. While Astoria, the luxury dual towers offering high-rise condominiums, will be built by Intergulf Development Group. Additionally, Bridge-Jamboree Housing will be building the income-restricted mid-rise neighborhood.

What is the CPW Living Studio?

A unique concept of providing homeshoppers the convenience of one-stop shopping in a single location offering information regarding the overall community plan, as well as individual sales centers for each of the neighborhood builders.

The approximate 10,500 CPW Living Studio houses a spacious, zen-inspired community information center featuring an interactive 3-D community model, full-wall shoji screen featuring lifestyle imagery and a 3-D video highlighting the community's product and amenities.

Additionally, Intergulf Development's sales center and full-scale model home for the Astoria towers, as well as Lennar's Home Store featuring product information for the seven townhome and mid-rise products are all housed under one roof to provide easy access to all that the community has to offer.

When are the first residences planned to be completed?

The first move-in dates will be for the townhomes and are anticipated for the fall of 2007. The mid-rise towers anticipate first move-ins in the spring of 2008, with the high-rise tower's completion estimated for the summer of 2008.

Are there HOA dues and Mello Roos fees at CPW?

Yes, a master association will be funded to maintain the property landscaping, private streets and common facilities. Dues are currently estimated at approximately $150/month. Also, as with most major masterplanned communities, there will be a Mello-Roos tax to fund improvements and infrastructure. Information on neighborhood associations, Mello-Roos and property tax can be obtained by the individual builder's sales associates.

What are the retail and commercial components of the community:

A 19,700 square foot neighborhood retail center featuring a mix of dining, shopping and personal services are planned. Additionally, a 4-story office complex offering up to 90,000 square feet of interior leasable space will be situated adjacent to the retail center. Both will be located near the corner of Jamboree and Michelson.

 

Residents of Central Park West automatically become members of the Central Park West community association, which maintains association property landscaping, private streets and other common facilities. The members of the association fund these facilities. Public facilities, including the school district and some roadway construction, are funded by special taxes, also payable by homeowners. All future facilities and development plans are subject to change. Central Park West is located within the boundaries of the Santa Ana School District.    2.08.07
